What it REALLY Takes to Get Your House Sold, for TOP DOLLAR!

Here we sit in 2019. The world is literally at our fingertips. Anything and everything you want to see, know, and learn is just a keyboard stroke away. You can become an expert at so many things, so fast! But that reality skews another fact: you can’t be an expert at EVERYTHING. 

One of the areas that most homeowners think they can become an expert in is selling their home. After all, all the tools are online. Within a few minutes you can access all the information you need to know what your neighbors houses have sold for, how many houses are on the market, and what your future competition will be selling for. That and some legal jargon and you should be good to go! Sell your house on your own! Save thousands of dollars by doing it yourself, right? NOT SO FAST!!

I’m going to go into detail about what it takes to get a house sold, for top dollar, and why doing it on your own may not be the best way to get this done. I’ll let you be the judge. 

#1- How to get your house ready:

This may seem like the most simple thing you can do on your own. Sometimes it is. There are countless shows on Cable TV that show you how to do it, or so it would seem. But once you get into it, what you do and don’t do can be much more complicated. The average seller I work with doesn’t have a limitless budget. Unlike the sellers on TV, my average seller is lucky to have $3,000-$5,000 to work with. This is where I come in.

With mine and my husband, Brad’s, experience, we can quickly tell you what the top 2-5 items are that absolutely, positively HAVE to be done to get your house sold for top dollar. This is our SPECIALTY. This may come off as a little bit of a humble brag, but on average, a house I list sells for 104% of list price. AND, it sells faster than the county average. What does that mean for you? You get to keep your hard earned equity. 

Think about it from a buyer’s perspective. They typically want a house that is ‘move-in ready’. The more buyers that want your house, the higher the price goes. It’s simple supply and demand. Make your house the most desirable, and there will be more demand. Period. There are some basic things you could/should do to get your house ready to sell… OR… you could just hire us, the TRU AGENCY REAL ESTATE TEAM. These are just some of the services we offer. Look, most people don’t want to hire an expensive real estate agent because all they do is sign some papers, put a sign in the yard, then hope the house sells. When it doesn’t, you, the seller, get asked to lower the price over and over again. That model is broken. This is one way we’ve fixed it.

#2- Getting the house shown and dealing with offers:

Again, this doesn’t seem that difficult, right? There are lots of pitfalls along the way once your house is on the market. For starters, how do you even show your house the ‘right’ way? What are the things to look out for when a buyer wants to write an offer on YOUR house? How do you know if they even can buy?

Again, having sold over 300 homes in the last few years, my experience will be the difference maker. Think about how many different things that you own that you have sold over the last couple of years. Unless you are a professional online seller, it’s probably not that much. And, even if you ARE an online seller, you probably haven’t sold anything worth $100K or more. Can you do it on you own? Absolutely. But, here are some of the things we offer, again, as part of our listing package, that can help you make sure the showings, negotiations, and closing happens as smoothly as possible!

#3- Getting to close and moving on:

Let me say this again… You can do this on your own. But chances are, you are going to end up hiring someone to represent you (over 90% of home sold in 2017 were represented by a real estate agent, so I think I can be fairly confident in that)! And like I’ve already stated, I feel that the standard way of doing real estate is broken. Once you close, most real estate agents are on to their next deal and you never hear from them again. I take this job seriously and have considered all the possibilities and pitfalls. One of the final things I want to make sure of is that you are moving on and happy. 

To make sure this happens, we do a couple of things.

  • Movers and a moving truck!
